Arbor Pointe: an Ann Arbor neighborhood
A single-family subdivision on Ann Arbor's north side, and the site of one of the clearest before-and-after stories in my own listing history.
What happened here
A house in Arbor Pointe had already been on the market and wasn't selling. Instead of relisting it as-is and hoping for a different result, I repaired and repositioned the property first, then brought it back to market. The video below shows both sides of that decision: the listing as it originally sat, and what it looked like once the work was done. It's the same house and the same neighborhood — the difference is what happened in between.
Why this matters if you're in Arbor Pointe now
A house that isn't moving isn't always a pricing problem. Sometimes it's a presentation problem, and the fix is more targeted — and less expensive — than owners assume. If your Arbor Pointe home has been sitting, or you're weighing whether to list it as-is, this is exactly the kind of conversation worth having before you sign with anyone.

Frequently asked questions about Arbor Pointe
Is Arbor Pointe a good investment neighborhood?
Any specific answer depends on the individual property, its condition, and current market conditions, which change. What the Arbor Pointe case study shows is a general principle: a house that isn't selling isn't automatically a lost cause, and it's worth a second look before assuming the price is the only lever available.
Should I repair my house before listing it, or sell as-is?
It depends on the property and the repair. Some fixes return more in sale price than they cost; others don't. That's a conversation to have before you list, not after a first attempt falls flat.
