Most consumers assume "the MLS" is one national database that every agent sees the same way. It isn't. Southeast Michigan alone runs on more than one system, and the boundary between them isn't a wall, it's a seam that runs right through neighborhoods buyers cross without noticing.
What's actually happening underneath
Washtenaw County generally runs on the Paragon platform through AAABoR. Lenawee County generally runs Paragon through LCAR. Wayne County generally runs Realcomp. A tool called the Great Lakes Repository lets agents search across some of these systems, but it isn't the same as everyone listing into one shared system. An agent who works comfortably in one system may not have the same visibility, habits, or MLS-specific knowledge in another.
For a buyer, this shows up in small but real ways: a property syndicates to Zillow on a different timeline than it appears in an agent's own portal search, or a house a few blocks over a county line doesn't come up in a saved search the way a similar house on the other side does.
Why this matters if you're searching near a county line
Ypsilanti sits close enough to the Washtenaw/Wayne boundary that a buyer looking east toward Belleville or Canton is functionally searching across two different data systems, whether their agent has mentioned it or not. The same is true searching south from Washtenaw into Lenawee County.
What to ask your agent
Ask directly which MLS or MLS systems they hold membership in and search regularly. If you're searching near a county line, ask specifically how they're covering the other side of it. That's not an insult to ask. It's the same question worth asking about court systems, inspectors, or contractors who work one county but not the next.
